The part was top-of-the-line brass to replace an inexpensive cheap cartridge in our shower. That banging — plumbers call it water hammer — happens when water moving fast through the pipe slams to a stop all at once. A failing regulator that’s letting too much pressure through makes this worse and more frequent than it should be.

Your Water Heater’s Relief Valve Keeps Dripping

The temperature-and-pressure relief valve on a water heater is a safety device, not a normal drain. If it’s dripping regularly, that’s often the tank telling you the house pressure feeding it is running higher than it’s built to handle — and the water heater’s usually not the actual problem.

Over years of constant use, that spring weakens or the seat it presses against wears out, and either failure mode is possible: stuck open lets full street pressure through unregulated, stuck closed or clogged with sediment starves the house of pressure entirely.

An expansion tank — a small tank usually mounted near the water heater — is part of the same system. When water heats up, it expands, and that tank gives it somewhere to go instead of spiking pressure through the whole house every time the water heater cycles on. A failed or missing expansion tank makes pressure problems worse, especially right after the water heater kicks on.

How We Actually Check and Fix It

We start with a gauge on a hose bib — a five-minute test that tells us your actual static pressure, not a guess based on how the shower feels. Anything consistently above 80 psi is doing damage whether you’ve noticed yet or not; anything unusually low with a functioning regulator points to a different problem entirely.

A regulator that’s failed wide open can push enough pressure through to split a hose or blow a fitting without warning. If something’s actively leaking or you’re hearing repeated hammering hard enough to worry about, that’s an emergency plumbing call, not a wait-for-an-appointment situation.

Common Questions Before You Call

How do I know if it’s my regulator or just old pipes?

A pressure gauge test is the fastest way to tell. If the number’s outside the normal range, that points straight at the regulator. If it’s within range and you’re still seeing problems, the pipes or fixtures themselves are more likely the cause.

Does pressure vary by neighborhood in Albuquerque?
