J & J Plumbing

Plumbing Services in the East Mountains, NM

Out past Tijeras and up into Cedar Crest, Sandia Park, and Edgewood, plumbing works a little differently than it does in town. Most homes out here run on a well and a septic system instead of city water and sewer, a lot rely on propane instead of natural gas, and the elevation means colder nights than what a house closer to the valley deals with. Jonathan’s crew handles all of it, and we don’t treat an East Mountains call any different than one five minutes from the shop.

Johnathon arrived as scheduled. He had taken a diligent approach about ordering the replacement part we needed. It took a few days to get here. No one had it in stock. The part was top-of-the-line brass to replace an inexpensive cheap cartridge in our shower. Johnathon did the Job in an efficient manner and checked everything when finished to make sure it all properly functioned as designed. Our shower area was left, clean and neat As it was when he got here. Great job, Johnathon

⭐⭐⭐⭐⭐ J&J Plumbing deserves 5 stars! I started out thinking, “How hard can replacing a toilet be?” Famous last words. After two trips to the toilet aisle, I discovered my plumbing knowledge was about as accurate as my original guess — I needed a 10-inch rough-in, not a 12-inch! At that point, I knew I was in trouble. I called three other plumbing companies, and they all said they could maybe come out in 3–4 days. Meanwhile, my toilet was basically trying to become an indoor fountain. J&J came out quickly, ready to help, and saved me from turning a simple project into a full-blown plumbing adventure. Their advice, experience, and quick response were exactly what I needed. Great people, great service, and I’m grateful they were there before my DIY project became a “call the insurance company” story. Highly recommend J&J Plumbing!

What Makes East Mountains Plumbing Different

No city water main means every home’s plumbing starts at a well, and the pressure, the tank, and the water quality all depend on that system working right, not a utility company keeping pressure steady from the street. No city sewer means septic instead, and how well that system’s maintained affects everything from a slow drain to a full backup.

Most homes out here run on propane rather than natural gas, since the gas lines that serve the city don’t reach up into the mountains. That changes how a water heater or a gas line repair actually gets handled, since propane systems have different pressure and venting needs than a home hooked to the city gas supply.

The altitude matters too. Nights get colder out here earlier in the season and stay colder longer than they do down in the valley, and pipes that would be fine at a lower elevation are more exposed to freezing if they’re not insulated or heat-traced properly.

Plumbing Services in the East Mountains, NM

Common Calls We Get Out Here

Well water running low on pressure or cutting out. Usually points to the pressure tank or the pipe connections at the house, not necessarily the well itself. We handle the plumbing side of that; if it turns out to be the pump or the well itself, that’s a well specialist’s territory, and we’ll tell you straight if that’s what you’re actually dealing with.

Septic backups or slow drains across the whole house. If every drain in the house is acting up together, that’s usually the septic system reaching capacity or a blocked line between the house and the tank, not one bad fixture.

Frozen or burst pipes in exposed crawlspaces. Homes built before certain insulation standards caught up sometimes have supply lines running through crawlspaces or outer walls that just weren’t built with East Mountains winters in mind, and that’s where we see the most freeze damage.

Propane water heaters short-cycling or not lighting reliably. Propane systems run at different pressure than natural gas, and a water heater that’s not properly set up for propane, or one where the regulator’s failing, shows up as inconsistent heating or a pilot that won’t hold.

Services We Provide in the East Mountains

We bring the same Water Heater Services, Leak Detection & Repair, and Emergency Plumbing work out here that we run across the rest of Albuquerque, adjusted for propane systems and well-fed water pressure instead of city utilities. If your home’s on a well, Water Softeners & Filtration work is worth a look too, since well water out here tends to run harder and carry more mineral content than city water, and that affects everything from your water heater’s lifespan to how your fixtures hold up over time.

For septic-specific work, that falls under Septic System Service, and it’s a different system with different failure points than a standard sewer line, so we treat it that way rather than approaching it like a city-sewer backup.

Communities We Serve

Tijeras, Cedar Crest, Sandia Park, Edgewood, San Antonito, and the smaller communities around Chilili and Escobosa all fall inside our regular East Mountains service area. Drive time out here is longer than a call inside city limits, and we plan for that upfront rather than making you wait through delays we should’ve accounted for.

What We Don’t Handle Out Here

We work on the plumbing connections tied to your well, the pressure tank, the pipe running into the house, but we don’t drill wells or repair the pump itself. That’s a well specialist’s job, and if a call turns out to be pump-related rather than plumbing-related, we’ll tell you that directly instead of taking the job anyway.

Frequently Asked East Mountains Plumbing Questions

Do you charge extra to come out to the East Mountains? Sometimes a trip charge applies given the drive, but we’ll always tell you that upfront when you call, not add it to the bill afterward.

Can you work on propane water heaters and gas lines? Yes. Propane and natural gas systems aren’t identical, but the plumbing and gas line work is well within what we handle regularly out here.

My well water leaves buildup on everything. Is that normal? Very common out here. Well water tends to run harder than city water, and a whole-house filtration or softener setup usually helps more than treating individual fixtures one at a time.

Do you work on septic tanks themselves, or just the plumbing feeding into them? Both, depending on what’s actually wrong. A slow or blocked line between the house and the tank is a plumbing call. Tank pumping and deeper septic system service are handled too, just as a separate, specific job from a standard drain clear.
