Johnathon arrived as scheduled. He had taken a diligent approach about ordering the replacement part we needed. It took a few days to get here. No one had it in stock. The part was top-of-the-line brass to replace an inexpensive cheap cartridge in our shower. Johnathon did the Job in an efficient manner and checked everything when finished to make sure it all properly functioned as designed. Our shower area was left, clean and neat As it was when he got here. Great job, Johnathon

⭐⭐⭐⭐⭐ J&J Plumbing deserves 5 stars! I started out thinking, “How hard can replacing a toilet be?” Famous last words. After two trips to the toilet aisle, I discovered my plumbing knowledge was about as accurate as my original guess — I needed a 10-inch rough-in, not a 12-inch! At that point, I knew I was in trouble. I called three other plumbing companies, and they all said they could maybe come out in 3–4 days. Meanwhile, my toilet was basically trying to become an indoor fountain. J&J came out quickly, ready to help, and saved me from turning a simple project into a full-blown plumbing adventure. Their advice, experience, and quick response were exactly what I needed. Great people, great service, and I’m grateful they were there before my DIY project became a “call the insurance company” story. Highly recommend J&J Plumbing!

Water’s Pooling in the Cabinet Under the Sink

That’s almost always a leak at a connection point — the P-trap, a supply line fitting, or the drain assembly itself — not the sink or the pipes actually failing.

The Pop-Up Stopper Won’t Stay Down, or Water Won’t Hold in the Basin

The stopper mechanism relies on a small linkage under the sink that wears out or slips out of adjustment over time, which is usually all that’s actually wrong.

The Sink Feels Loose or Wobbles When You Lean On It

Whether it’s a pedestal sink separating slightly from the wall or a vanity sink loosening from the countertop, mounting hardware wears out and needs re-securing well before the sink itself is actually failing.

The Basin Has a Crack, Chip, or Rust Stain Around the Drain

Depending on the material and how bad the damage is, this is sometimes repairable and sometimes a sign it’s time to talk replacement instead.

Caulking Around the Sink Has Cracked or Pulled Away

Failed caulk lets water get behind the sink and into the cabinet or wall over time, which causes real damage well beyond what the cracked caulk line looks like on the surface.

Sink Repair in Albuquerque, NM

What’s Actually Causing Most of These Problems

The slip nut connections on a P-trap — the curved section of pipe under the sink — are meant to be hand-tight, and over years of use they loosen gradually or the washer inside them wears out, which is what causes that slow drip pooling in the cabinet. It’s rarely the pipe itself failing; it’s almost always the connection. Supply line fittings work the same way over time, especially the flexible braided lines feeding hot and cold water to the faucet.

The pop-up stopper assembly works through a small rod and linkage connected from the drain up to a lever behind the faucet. That linkage can slip out of adjustment, corrode, or just wear down with age, and once it does, the stopper either won’t seal the drain or won’t stay open — either way, it’s a mechanism problem, not something wrong with the drain itself.

Mounting issues come down to hardware, whether that’s the bracket system holding a vanity sink to the countertop or the wall attachment on a pedestal sink. Both are designed to hold steady for years, but the hardware does eventually loosen, especially on a sink that gets leaned on regularly.

Cracks and chips in the basin itself are a materials issue — porcelain and cultured marble both degrade over enough years of use, temperature changes, and impact from dropped items, and depending on how deep the damage runs, it’s either a repairable surface issue or a sign the basin’s reached the end of its usable life.

What We Actually Check When We Come Out

We check every connection under the sink first — the P-trap, the supply lines, the drain assembly — since that’s where the vast majority of leaks actually originate, even when the visible symptom looks like it’s coming from the sink itself. If the leak’s actually coming from the faucet rather than the drain connections, that falls under our Fixtures & Faucets work instead, and we’ll tell you which one it is before assuming. If the pop-up stopper’s the complaint, we check the linkage and adjust or replace whatever’s worn before assuming the whole assembly needs replacing.

For a loose or wobbly sink, we check the actual mounting hardware and re-secure it properly, rather than just caulking around the base and calling it fixed — caulk hides a mounting problem, it doesn’t solve it.

The mistake we see constantly: someone notices a small leak, caulks over the area where they see water, and the actual loose connection underneath keeps leaking behind the new caulk, doing slow damage to the cabinet floor or the wall that isn’t visible until it’s a bigger problem — sometimes not discovered until the cabinet floor itself has started to soften or delaminate.

What surprises people most is how often a sink they assumed needed full replacement turns out to be a loose slip nut or a worn washer — a genuinely small, inexpensive fix once we’re actually looking at the connection instead of guessing from the outside. It’s an easy assumption to make when all you can see is water where it shouldn’t be.

We see a lot of original pedestal sinks in South Valley homes where the wall mounting bracket has loosened gradually over decades of use — a straightforward re-secure rather than anything close to needing a new sink.

What You Can Check Yourself, and What’s Not DIY

A slightly loose P-trap connection is sometimes something you can hand-tighten yourself if you can reach it comfortably — no tools needed beyond your hands, and it’s worth a quick check before assuming it needs a service call. The pop-up stopper mechanism is usually accessible too, and cleaning hair and debris off it occasionally is reasonable maintenance.

Past that, we wouldn’t recommend tackling this yourself. Disconnecting supply lines without knowing your shutoffs risks a bigger mess than the original leak, and basin repair or a pedestal sink reattachment isn’t something to guess at — a wrong move there can crack the basin further or damage the wall it’s mounted to.

Repair It, or Do I Need a New Sink?

If the issue is a connection, the mounting hardware, or the stopper mechanism, repair is almost always the right call and the cheaper one. If the basin itself has a deep crack, significant chipping, or damage that’s gone past a surface repair, that’s when replacement genuinely makes more sense — and if you’re already thinking about a new sink, it’s worth talking to us about whether it fits into a broader Bathroom Renovator project rather than a standalone swap.

If your sink’s slow to drain rather than leaking or wobbling, that’s more likely a clog than a sink repair issue — worth a look at our Kitchen and Bathroom Drain Cleaning page instead, since that’s a different problem with a different fix.

Will This Fix a Wobbly Sink for Good?

Once the mounting hardware’s properly re-secured, yes — assuming there’s no underlying damage to the wall or countertop it’s attached to, which we’ll check while we’re there.

Is This Going to Be Messy or Take All Day?

No to both. Most sink repairs are a single-visit job, usually done in under an hour depending on what’s actually wrong. If water’s actively flooding the cabinet right now rather than just a slow drip you’ve noticed over time, shut off the supply valves under the sink if you can reach them and treat it as an Emergency Plumbing call instead of waiting on a scheduled visit.

Common Questions About Sink Repairs

Do I need a plumber for a wobbly sink, or is this a handyman job?

It depends on the cause — if it’s genuinely just loose hardware, either can handle it, but if there’s a leak involved or the mounting’s tied into plumbing connections, it’s worth having a plumber check the whole picture at once.

Is this different for a sink tied into a tight vanity cabinet, like a lot of units near Downtown or Uptown?

Sometimes. Tighter cabinet space in condo and multi-unit vanity setups can make the connections a little more cramped to work around, but it doesn’t change what we’re actually fixing.

Do newer homes out toward the Westside ever have these issues?

Yes, sometimes from builder-grade mounting hardware that wasn’t installed as securely as it should have been from the start — newer doesn’t always mean sturdier.

Are original sinks near Old Town or Barelas more prone to cracking?

Often, yes — older porcelain fixtures from decades back have had a lot more time to develop hairline cracks and chips than anything installed more recently.

Can I get pricing before you start?

Yes, always — we’ll check what’s actually wrong and give you a number before any work begins.
