J & J Plumbing

Drainage Service Albuquerque, NM | Expert Drain Cleaning & Unclogging

Slow drain in the kitchen. A shower that takes forever to empty. Water backing up somewhere it shouldn’t be. Drain problems rarely fix themselves, and by the time you notice one, there’s usually already a clog building somewhere in the line. We clear it fast, tell you what caused it, and — this is the part that actually matters — tell you honestly whether it’s a quick clean-out or something bigger going on further down the line.

Stories From Our Albuquerque Customers

One of the things that makes us proud at J&J Plumbing LLC is the trust our neighbors place in us. Over the years, we’ve seen it all—and each job tells a story about life here in Albuquerque.

  • South Valley Root Trouble
A homeowner near Bridge Blvd SW called us when their bathtub kept backing up. After a camera inspection, we found massive tree roots growing into their old clay sewer line. We cleared the blockage and set them up with a maintenance plan. They told us, “I thought I’d need to replace the whole system, but you saved me thousands.”

  • Restaurant Drain Emergency Downtown
A busy eatery off Central Ave near Old Town had its kitchen shut down during a Friday dinner rush because of a grease-clogged drain. We were there within the hour, cleared the line, and got their sinks flowing again. The manager laughed, “You guys are the only reason we didn’t lose the whole weekend.”

  • Nob Hill Shower Backup
In Nob Hill, a family renting a 1950s home dealt with recurring shower backups. We ran a video inspection and found years of buildup. After cleaning and repairing sections of pipe, the family said, “Feels like we’re living in a new house.”

  • Flooded Yard in Rio Rancho
After a heavy monsoon storm, a homeowner in Rio Rancho found their backyard completely underwater. We installed a French drain and sump pump to redirect the water. Now, even during summer rains, their yard stays dry.

These are just a few examples, but they show how every part of Albuquerque has its own plumbing story—and why having a trusted local drainage expert makes all the difference.

Most Clogs Don't Start Where You Think

A slow kitchen sink is usually grease and food buildup right at the trap — that curved section of pipe under the sink that’s designed to hold a little water and, unfortunately, everything else that goes down with it. A slow shower is almost always hair and soap scum caught a few feet in. Both of those are quick fixes.

Where it gets more serious is when more than one drain is slow at the same time — a bathroom sink that’s gurgling while the toilet’s slow to flush, say. That usually means the problem isn’t at any one fixture, it’s further down in the main line, and that’s a different job than snaking a sink trap.

We see a lot of this in homes along 4th Street and around Old Town, where original cast iron drain lines from decades back have had a long time to build up scale and rust on the inside — narrowing that pipe year after year until it’s not carrying water the way it used to.

What's Actually Clogging Your Drain

Grease and soap buildup — the most common kitchen and bathroom culprit. It coats the inside of the pipe, and every bit of debris after that sticks to it, narrowing the line gradually.

Hair — bathroom drains specifically, tangled with soap scum into something that acts like a filter, catching everything that comes after it.

Tree roots — this is a bigger one, and it’s why some drain problems aren’t really drain problems at all, they’re sewer line problems. Mature trees, especially in older parts of the city like North Valley where the landscaping’s had decades to grow in, send roots toward any source of moisture — including a sewer line with even a hairline crack in it.

Sediment and mineral buildup — Albuquerque’s hard water leaves the same kind of scale in drain lines that it leaves in water heaters and fixtures, just less visible since it’s underground.

Foreign objects — toys, wipes (even the ones labeled “flushable” — they’re really not), and anything else that made its way past a toilet or a drain that couldn’t actually handle it.

When a Clog Isn't Just a Clog

Here’s the mistake we see most: someone snakes a drain themselves, it clears for a week or two, then backs up again — and they assume they just didn’t snake it well enough. Usually what’s actually happening is the clog wasn’t the real problem, it’s a symptom of something further down, like a bellied section of pipe (where part of the line has sunk and now holds standing water and debris) or root intrusion that keeps catching new material every time.

If a drain keeps coming back no matter how many times it’s cleared, that’s when we bring in a camera to actually look at what’s going on inside the line instead of guessing.

The Pipe Material Actually Matters — And Your House’s Age Tells Us What We’re Dealing With

Not every old drain line is the same problem. The material changes what’s likely going wrong and how we fix it.

Cast iron — common in homes built before the 1960s, including a lot of the original construction near Old Town and along 4th Street. It rusts from the inside over decades, and that rust builds up into a rough, narrowed surface that catches everything moving through it. A cast iron line doesn’t usually fail all at once — it slowly loses diameter until even normal use starts backing up.

Orangeburg pipe — this one catches people off guard. It’s a tar-and-fiber pipe that was used widely across the country from roughly the 1940s through the early 1970s, including in parts of Albuquerque’s older neighborhoods built in that window. It looks like a black cardboard tube from the outside, and it doesn’t rust — it delaminates and collapses instead, sometimes gradually, sometimes suddenly under the weight of soil and roots pressing in from outside. If a drain line camera inspection turns up a section that looks flattened or oval instead of round, that’s usually Orangeburg failing structurally, not a clog — and it needs replacement, not cleaning.

Clay pipe — also common in older sewer laterals here, jointed in short sections, which means more joints, which means more entry points for tree roots.

ABS and PVC — modern plastic, standard in anything built from the late 1970s onward and in nearly all new construction out toward Rio Rancho and the Westside today. Doesn’t rust, doesn’t delaminate, and roots can only get in through a cracked joint or a section damaged during installation — a genuinely different, usually less frequent problem than what older material develops on its own over time.

Knowing which material we’re dealing with before we recommend a fix is the difference between clearing a clog and telling you honestly that the pipe itself needs replacing.

Simple Things to Check Before You Call

A plunger works on a single slow fixture more often than people expect — worth trying before anything else.

Check if it’s really just one drain, or if multiple fixtures are acting up at the same time. That tells us a lot about whether this is a simple clog or a main line issue before we even show up.

Avoid chemical drain cleaners if you can. They’re hard on older pipes — especially the original cast iron lines common in a lot of Barelas and Downtown homes — and they make it harder for us to safely clear the line by hand if the chemical treatment didn’t fully work.

Past a plunger, don’t take a drain snake to anything you’re not familiar with. It’s easy to push a clog further in rather than clearing it, or damage an older pipe that’s more fragile than it looks.

Backing Up Right Now? That's Not a Wait-and-See Situation

Sewage coming back up into a tub or a floor drain isn’t something to sit on overnight. That’s a health and property issue, not just an inconvenience.

→ See Emergency Plumbing

Hydro Jetting — For the Drains That Keep Coming Back

A standard snake clears the immediate clog. Hydro jetting uses high-pressure water to actually scour the inside of the pipe clean, which is the real fix for grease buildup, root intrusion, or a line that’s clogged repeatedly. It’s a bigger job than a basic clean-out, but for a drain that’s given you trouble more than once, it’s usually the difference between a permanent fix and another call in three months.

Albuquerque’s Soil Plays a Bigger Role Than People Expect

A lot of the Rio Grande valley and the areas around it sit on clay-heavy and caliche soil — caliche being a hardened, calcium-rich layer that’s common throughout this region. Both of these soil types expand and contract with moisture changes more than sandy or loamy soil does. Over years, that movement can shift a buried pipe out of its original, level path, creating a low spot — what we called a “bellied” section earlier — where water and waste sit instead of draining through. This isn’t something that happens because a pipe was installed badly. It’s the ground underneath it moving slowly over decades, and it’s a genuinely different repair conversation than a straightforward clog.

Monsoon Season Changes What “Drainage Problem” Even Means

From roughly July through September, Albuquerque gets short, intense monsoon storms that dump a lot of water fast on ground that’s often too dry and hard-packed to absorb it quickly. That’s when we start getting calls that aren’t about a clogged sink at all — they’re about water pooling in a yard, a floor drain backing up during a storm, or a window well flooding. Interior drain lines and exterior/yard drainage are two different systems, and monsoon season is when the exterior side tends to reveal problems that stayed invisible the rest of the year — a downspout draining toward the foundation instead of away from it, or grading that’s shifted slightly over time and now sends water toward the house instead of away from it.

If you’ve noticed pooling near your foundation specifically during monsoon storms, that’s worth mentioning when you call — it changes what we come prepared to look at.

Serving Drains Across Albuquerque and Bernalillo County

We’ve cleared clogs in just about every kind of home this city has — older places near Old Town and along Central where original cast iron lines have had fifty-plus years to build up scale, newer construction out toward Rio Rancho and Westside with modern PVC that clogs differently (usually just grease and debris, not root intrusion), and everything in between across North Valley, South Valley, Nob Hill, and Northeast Heights. If you’re closer to the Rio Grande where the water table sits higher, we’ve seen that affect how some older drain lines settle over time too.

Drainage service in Albuquerque – FAQ

Why does my drain keep clogging even after I clear it?

Usually means the clog isn’t the actual problem — something further down, like a bellied pipe or root intrusion, is catching new debris every time. Worth a camera inspection if this keeps happening.

Is hydro jetting safe for older pipes?

In most cases yes, though we check the pipe’s condition first — a severely deteriorated older cast iron line needs a different approach than a jet blast.

How can I tell if it’s a simple clog or a bigger sewer issue?

If it’s one fixture, it’s usually simple. If multiple drains are slow or backing up at the same time, that points toward the main line.

Do you offer emergency drain service?

Yes — if it’s actively backing up or you’re dealing with sewage in the house, that’s a same-day emergency call, not a scheduled appointment.
